It’s been another strong year for the Sunshine Coast property market, despite a bit of a slowdown in sales volume towards the back half of the financial year. We saw just over 9,000 properties sold across the Sunshine Coast LGA, which is a strong result given the tighter lending environment and shifting buyer sentiment. What’s stood out is that prices haven’t dipped — in fact, they’ve continued to climb in many suburbs.

The median house price now sits at $1.1 million, with units at $776,000, highlighting ongoing demand for well-located, move-in-ready homes. According to the latest data, the Sunshine Coast LGA recorded a +7.07% year-on-year increase in median prices since the last financial year, reinforcing the region’s resilience and growing appeal. Suburbs like Buderim, Maroochydore and Palmview have been among the most active, with Buderim leading the way in both listings and sales. It’s a sign that sellers are feeling confident, and buyers are still willing to compete for the right property.

Overall, the market has remained remarkably steady. We’re seeing continued interest from southern buyers relocating for lifestyle, as well as locals upgrading or downsizing depending on their stage of life. Stock levels remain tight in a lot of areas, which is helping support values. Heading into the new financial year, we’re expecting more of the same — stable prices, strong demand, and plenty of opportunities for sellers who are ready to go to market with the right strategy. Buderim Tops Sunshine Coast Market for FY 2024-25

Buderim continues to set the pace on the Sunshine Coast, leading the region in sales volume with 753 properties sold over the financial year. The suburb also recorded a solid median price of $1.115 million, underscoring its ongoing appeal to both buyers and investors. With 1,043 properties listed for sale, Buderim remains one of the most active markets in the region — a reflection of both its strong buyer interest and consistent turnover. Demand remains high, driven by Buderim’s elevated position, access to top schools, and proximity to key amenities. Its established character, village atmosphere and leafy surrounds make it a top choice for families, professionals and downsizers alike. For the first time since 2014, the Sunshine Coast Council has released a new ePlan — more than a decade in the making. This updated planning scheme will guide how our region evolves over the next 20 years, introducing proposed changes to zoning, density, building heights, infrastructure, and land use across all suburbs.
