There’s a moment, walking through the front door of LUNE, where the scale of the home reveals itself all at once.Light pours from above. Curves soften the architecture. A seven-metre void rises dramatically through the centre of the living space, yet somehow the home doesn’t feel overwhelming. It feels calm.That contrast is what makes this residence so compelling.Positioned just 100 metres from the shoreline in one of Buddina’s most tightly held pockets, 10 Mawarra Street is undeniably impressive in scale and execution, but its greatest achievement may be how liveable it feels.For Luke Dzufer from TOWN, that was the immediate takeaway.“There’s a huge amount of wow factor,” he says. “But what stood out most was how practical and well considered the layout is. It’s open plan, but still feels calm and inviting. You can genuinely picture yourself living there.”

That sense of ease is something many architectural homes struggle to achieve. Often, the pursuit of statement design comes at the expense of warmth. Here, the two exist in balance.

From the street, LUNE presents more like a sculptural retreat than a traditional beach house. Gentle architectural curves wrap around robust concrete slab construction, while natural materials soften the structure and create a feeling of permanence. There’s confidence in the design, but no unnecessary excess.

Inside, oversized glazing and skylights pull natural light deep into the interiors throughout the day, shifting the mood of the home hour by hour. Three-metre ceilings across both levels amplify the sense of openness, while carefully layered textures stop the spaces from ever feeling stark.It’s the kind of home that reveals itself gradually.The curves contrast perfectly with the home’s robust concrete construction, natural stone finishes and layered textures, softening the architecture while creating a sense of warmth, lightness and calm throughout the interiors.

And then there’s the northern aspect.“The indoor-outdoor connection is incredible,” Luke explains. “The pool, courtyard and lawn all open toward the north, which completely changes how the home lives day to day.”That connection sits at the centre of the residence. Large sliding doors dissolve the boundary between inside and out, allowing the alfresco entertaining area, pool and landscaped surrounds to operate as a true extension of the living space rather than a separate zone.

It’s easy to imagine long afternoons here. Doors open. Ocean air moving through the house. Kids coming back from the beach through the outdoor shower. Dinner stretching late into warm evenings beside the pool. Despite the home’s polished aesthetic, nothing feels overly formal. There’s an underlying practicality embedded throughout the design. The kitchen, while visually striking, is clearly designed for daily use on a large scale, featuring integrated appliances, double island benches, extensive refrigeration and hidden functionality that supports both entertaining and family living. Even the theatre room, complete with tiered recliner seating and fully lined acoustic walls, feels less like a showroom inclusion and more like a space people would genuinely retreat to and use. That balance between luxury and functionality is increasingly rare, particularly in coastal homes where architecture can sometimes prioritise appearance over experience.
